Helping Northeast Florida homeowners make informed decisions with confidence.
Home improvements aren’t always about adding something new. Sometimes the best decision is removing something that’s no longer needed.
When Repairs Become a Recurring Problem
A homeowner had experienced chimney leaks several times over the past few years.
Despite previous repairs, water continued to find its way in.
But there was something else worth considering: the homeowners had never used their wood-burning fireplace during the time they’d lived in the home.
Rather than continue maintaining and repairing a chimney they didn’t use, they decided to explore another solution.
What if they removed the chimney altogether?
What We Found Behind the Surface
Once the chimney structure was opened up, significant deterioration became visible.
Water intrusion had damaged the surrounding wood framing and roof decking. Much of this damage had been hidden beneath the exterior materials.
It’s a good reminder that what appears to be a roof leak on the surface can sometimes involve more extensive problems underneath.
Addressing visible damage is important, but understanding what’s happening behind it is just as essential.
A Solution That Makes Sense for This Homeowner
With the decision to eliminate the unused chimney, Craft Pro removed the structure above the roofline, addressed the damaged area, and closed in the roof opening.
The repaired section was covered with roofing underlayment, preparing it for the roofing contractor to complete the roof.
And the project doesn’t end there.
The homeowners plan to replace the existing wood-burning fireplace with an electric fireplace, giving them a feature that better suits how they use and enjoy their home today.
The Takeaway for Homeowners
When something in your home requires repeated repairs, it may be worth considering more than another temporary fix.
Ask yourself:

  • Is this feature still serving a purpose?
  • Would repairing or replacing it provide the best long-term value?
  • Is there another solution that would better fit how we use our home?

Every home and every situation is different. Sometimes repair is absolutely the right answer. Other times, rethinking the original feature opens the door to a more practical solution.
At Craft Pro, we believe thoughtful improvements begin with understanding your home, your priorities, and what will serve you best over time.
Because everyone deserves a home they love!
