Craft Pro Homeowner Guide
Helping Northeast Florida homeowners make informed decisions with confidence.

In Northeast Florida, we’re used to rain.
Sometimes it arrives as an afternoon shower. Other times, it feels like someone turned on a faucet and forgot about us. ☔

Most homes are designed to handle plenty of water. The problems often begin when water starts going somewhere it wasn’t intended to go.

A small puddle near the foundation. An overflowing gutter. Cracked caulk around a window. A little discoloration on exterior trim.

None of those may look urgent.

But over time, small water-management problems can lead to much bigger repairs.

Water Doesn’t Have to Be Dramatic to Cause Damage

When homeowners think about water damage, they often picture a major roof leak or flooding.

More commonly, problems develop slowly.

Water repeatedly collects in the same place, finds a small opening, or keeps a building material damp longer than it should.

That’s why one of the best times to evaluate your home is actually during or shortly after a good Florida rain.

You can see where the water is going.

Start With Three Simple Steps:

👀 LOOK

Walk around your home and look for places where water collects or doesn’t drain properly.

Pay attention to:

-Gutters that overflow
-Downspouts dumping water close to the house
-Standing water near the foundation
-Low areas in landscaping
-Patios, balconies or walkways that hold water
-Water running toward the house instead of away from it

You don’t have to understand "why" it’s happening yet.

First, just notice it.

💧 FOLLOW

Next, follow the water.

Where does it go after it leaves the roof?

Does it move safely away from the house, or does it collect against walls, foundations, doors or other building components?

Also look for clues that water may already be finding a way into places it shouldn’t:

-Failed or cracked exterior caulk
-Gaps around windows and doors
-Cracks or openings in stucco or siding
-Peeling or bubbling paint
-Soft or deteriorating wood trim
-Staining around roof-to-wall areas
-Interior discoloration near windows, doors or ceilings

Sometimes the visible symptom isn’t where the problem actually started.

Following the path of the water can help identify the real source.

🔧 FIX

Small vulnerabilities are usually easier and less expensive to address before they become larger repairs.

That might mean cleaning or correcting a gutter, extending a downspout, replacing failed caulk, improving drainage, repairing deteriorated trim or having a suspicious area evaluated.

The goal isn’t to assume every little imperfection is an emergency.

It’s to recognize when your home is giving you information.

Pay Attention to the Same Spot Twice

One of the easiest rules to remember is this:

If you notice water collecting in the same place more than once, pay attention.

A puddle after one unusually heavy storm may not mean much.

Water repeatedly collecting against the same wall, beneath the same window or in the same area of a patio is worth investigating.

Your home often gives you warning signs before a small problem becomes an expensive one.
